Buyer representation
A clear path from pre-approval to keys
Nine steps, written out, so you always know what happens next.

First-Time Buyer Checklist
Everything to have ready before you start touring
- Documents your lender will ask for, listed
- Ontario land transfer tax and first-time rebate, worked through
- Closing costs itemised on a real purchase price
- Which conditions to keep and which to drop
Buying in York Region means competing on speed and certainty, not just price. Here is the sequence I take every buyer client through.
1. Pre-approval before showings
A rate hold gives you 90 to 120 days of protection and tells us the real ceiling. Without it we are guessing.
2. Define the non-negotiables
Three must-haves, three deal-breakers. Everything else is tradeable.
3. Tour a losing offer on purpose
Seeing one property sell above your comfort level early is the cheapest education in the process.
4. Conditions that survive a bidding war
Pre-inspection, a same-day financing letter and a flexible closing date do more for your offer than another $10,000.
5. Closing costs, itemised
Land transfer tax, legal fees, title insurance, adjustments and moving. Budget 1.5% to 2% of the purchase price on top of the deposit.
